If your home is taking longer to sell than you'd like then it may be your advert has gone stale so here are some ideas to refresh it if you do not want to reduce your price initially.
Give your home a lift
Chances are that when you first listed your property you kept everything spick and span for viewings. But maybe, just maybe, you've let things slip since.
Take an objective look at your home. Would it benefit from a spring clean? Is some tidying or decluttering in order? Could it do with a refresh, perhaps with some new paint or wallpaper? What about re-arranging some of the rooms?
All or some of these things can make a difference.
Review your photos
Nowadays, prospective buyers scroll through property listings at lightning speed. It's essential that your photos catch their eye and encourage them to delve deeper.
Is the very best picture of your property in the number one position in your listing's photo gallery? Would some rooms benefit from a photo taken from a different angle? What about a drone photo to give a more aerial view?
Making minor adjustments can sometimes make a significant difference.
Consider the quality of the imagery in your marketing. These days there is no need to accept poor quality images taken with mobile phones or pictures that make rooms look dark. Update your description
Cast a critical eye over your property's online listing. Are all the key features – the best-selling points of your property – clear?
Does the initial description showcase the not so obvious benefits of your home or merely state what can be seen in the pictures. Add in some features of each room or suggest ideas that the property could be used for and who would benefit from living there.
Tweak the price
All of the above can make a difference, but it is important to remember that the market might have shifted since you first listed. Similarly, was the price you put it on the market at too high?
Some agents will purposely inflate their valuations to gain your instruction and then tie you into a lengthy contract where they can use that period to encourage price reductions.
Even just a small change to the price could put your home into a different price bracket in online searches and potentially put it right in front of new, enthusiastic buyers.
