For plenty of people attention this time of year is on Christmas but if you have tried unsuccessfully to move home this year or are planning to do so early next year, then put your shopping list down for a couple of minutes and read our latest blog. 
It is predicted that mortgage rates will fall back slightly as we work through 2025 and the expectation is that this will encourage more people to either move home or take their first steps onto the property ladder. With that in mind you would be wise to try and get ahead of the rest and do some of your planning now. The following tips are all things for you to consider to hopefully gain an advantage. 

Speak to a Mortgage Advisor 

Make sure you know exactly how much you can borrow before you start. As rates change a good financial advisor will keep you updated with any better deals that may be available to you. We recently had a buyer change his mortgage product three times after having his offer accepted because better deals became available. This has saved him nearly £200 per month on his payments. By having your agreement in principle you have a better chance of having your offer accepted. 

If Selling to Buy, Get Your Photos Done 

Get your professional photos and video tour done now before your decorations go up or get the appointment booked in now for as soon as you have taken them down so that your property is market ready immediately you decide to advertise it. 

Advertise over Christmas 

Don’t be afraid to advertise your home over the Christmas period. Less property comes to the market during this period so there will naturally be less new to the market property appearing in homebuyers inbox's. Yours could be one of them. You can always delay viewings until after the holiday period. 

Or Advertise Before Christmas 

There is nothing to stop you advertising before Christmas even if your decorations are already up. If the house doesn't sell then the photos can be retaken in the New Year. If you do get a buyer then you are in the best position possible to have your own offer accepted as the availability increases next year. 

Instruct Your Solicitor 

No matter when you sell, instruct a solicitor right at the start. Let them carry out their checks on you and importantly they can also check all your land registry information to ensure there are no issues that are going to surface further down the line. This can save valuable time later on.
