For a large number of us the start of a new year often signals an intention to move home so two weeks in to 2026 we take a look at the early signs in the Gloucester property market. 
 
Gloucester Properties For Sale 
 
Up to and including Friday 16th January a total of 159 properties were made available for sale across GL1, 2, 3 and 4. This is strangely the exact same number for the same period a year ago. 
 
The encouraging stat is that for the same period 157 properties became sale agreed compared to 126 in 2025. 
 
House Prices 
 
Recent data shows that of the properties currently available for sale on the market, 37% of them have had a price reduction since first being advertised. 
 
Sensible pricing remains key and for anyone looking to sell their Gloucester home, careful consideration should be given to the valuations being received from estate agents to ensure you do not fall into the trap set by those simply trying to win your business before tying you into a lengthy contract. 
 
Mortgages 
 
A mortgage price war is certainly good news for Gloucester home buyers. HSBC kicked off the year by reducing their rates on 5th January and Barclays swiftly followed suit with others subsequently reducing their rates too. 
 
Borrowing costs are now at their lowest levels since 2022. Furthermore, the choice of products available to buyers is now at it highest level since 2007. 
 
For anyone looking to move home, buy their first home or re-mortgage then it is well worth speaking to an independent financial advisor to explore your options. This applies even if you spoke at the end of last year as the new rates and products may mean more flexibility for you in your home search.
